What is the minimum salary to get a mortgage in the UK?

There is no minimum salary required to obtain a mortgage in the UK; however, different lenders may have specific income requirements. Affordability is the main consideration for lenders who will look at several factors before granting you a loan, including your household income, debts and outgoings.

Some of the things the lender will assess include:

  • Loan amount: The more you borrow, the higher the salary required to demonstrate you can afford to meet the monthly repayments.
  • Credit history and other debts: A strong credit score highlights to the lender that you can manage debt and are therefore considered less of a risk to lend more money to.
  • Mortgage-to-salary ratio: Lenders typically let you borrow around 4.5 times your income*.
  • Debt-to-income ratio: This looks at your total debt repayments (including the mortgage) and compares them against your income to ensure you still have enough left over at the end of each month to be sustainable.
  • Spending habits and savings: A lender will assess your monthly outgoings, looking at your spending patterns and how much of a deposit you have saved up to check your expenses aren’t greater than your earnings.

What documents do I need for a mortgage?

When applying for a mortgage, you will need:

  • Proof of identity (passport or driving license)
  • Proof of address (council tax or utility bill)
  • Proof of income (payslips or bank statements from the last six months)
  • Proof of deposit (bank statements showing the funds)

Other documents you may need include:

  • Evidence of any benefits you receive
  • Proof of expenses
  • Evidence of where the deposit is coming from

What could stop me from getting a mortgage?

Some of the reasons people aren't accepted for a mortgage include a poor credit score, excessive debt, and payday loans, but these aren’t the only reasons. Other reasons also include not having enough for a deposit, or even having no credit history at all.

When asking, ‘can I afford a mortgage?’, you have to show the mortgage lender that you can reliably make monthly payments over an extended period. If you are unable to prove this, then you may be denied the loan.

Can I get a mortgage if I have debt?

Yes, you can get a mortgage if you have debt. However, your eligibility will be determined primarily by the amount of debt you have compared to the amount of money you have coming in. This means that if your debt repayments are high compared to the amount you earn, you could be denied a mortgage from certain lenders or be more restricted in the options available to you.

Lenders will be more likely to approve your loan if you have manageable debts. These are things such as student loan repayments or small credit card repayments. You will be less likely to secure a loan if you have debts that come from payday loans, if you have defaulted on your loans, or if you have been declared bankrupt.
