What is a Home Information Pack (HIP)?
From 14 December 2007 anyone wishing to market a property for sale in England & Wales needs to have a HIP available before any marketing can take place.
Properties where commencement of marketing predates the regulations do not currently require a HIP but from October 2008 do require an Energy Performance Certificate.
The HIP comprises some of the key documents required at the very start of the home-buying and selling process. These are as follows:
What is an Energy Performance Certificate (EPC)?
The EPC will tell you how energy efficient the home is. It will be rated on a scale of A - G. The most energy efficient home will have an A rating. The EPC will also advise as to the impact the home has on the environment. Better rated homes will have lower Carbon Dioxide emissions.
Government believes the average property in the UK will be in bands D - E. Recommendations will also be included in the EPC about how to make the home more energy efficient.
